Public hearing set for Rafter Six cabin proposal

The MD of Bighorn council passed first reading of an amendment Tuesday (Feb. 8) to Rafter Six master plans to allow the ranch to increase its number of cabins. Council scheduled a public hearing at the MD office in Exshaw on March 28 at 7 p.m.

The proposal would see an amendment to the Rafter Six Ranch Resort Area Structure Plan seeking approval to replace current cabins and to increase the number of the cabins.

According to a report prepared by MD planner Tracy Woitenko, the current Rafter Six ASP does not have a provision to allow Rafter Six to replace or increase the number of cabins.

The ASP policy, however, does include cabin redevelopment and relocation as one of the components of Phase 1 of the Rafter Six redevelopment plan.

Rafter Six owners Stan and Gloria Cowley are seeking permission from the MD to replace 11 of the 13 cabins currently on the site and build up to a maximum of 30 cabins, both standalone and attached. As well, the proposal calls for another 42 units permitted in lock off units.

Some of the potential issues flagged by administration for council to consider include intensity of site coverage and usage, road access, water and sewer, possible effects on wildlife and adjacent property owners and users.

The ASP was amended in August to allow Rafter Six increase the number of units in the proposed hotel from 40 to 112.
