Canmore council endorses Gateway extension

CANMORE – The Gateway at Three Sisters Subdivision has received an endorsement extension from Canmore council, extending until Nov. 1, 2024.

Under the Municipal Government Act, an endorsement of the subdivision is required within one year of approval unless granted an extension by council. On Oct. 5, 2021, the Subdivision Approval Authority approved The Gateway at Three Sisters subdivision. With that year nearly up, the endorsement extension was requested on the largest commercial project in recent memory in Canmore.

The development will create one multi-unit residential lot, 10 lots for commercial development, municipal and reserve lots, public utility lots and a new public road to provide access to the lots.

While council could have voted down the extension request, administration did not recommend that because that would void the subdivision approval of the plan and the applicant could not register the subdivision at Land Titles.

“Is there any reason not to grant extensions, does that happen?” said Coun. Wade Graham.

“I have never experienced it,” said Riley Welden, development planner with the Town of Canmore. “The reason for endorsement within one year is to establish some sort of timeline for endorsements to happen to a subdivision to have the parcels registered through Land Titles.”

On option was also brought forward by administration for council to delegate the authority to grant subdivision extensions to administration. This would remove the minor administrative matter from council agendas and expedite the request for applicants.
