Canmore visitor accom receives minor variances approval

CANMORE – A previously approved 46-unit visitor accommodation on Mountain Avenue in Canmore received a series of seven amendments for minor variances for ongoing construction.

The 1717 Mountain Ave. site, which was previously approved for visitor accommodation by the planning commission in 2021, had made requests for utility and servicing issues that had arisen since the initial development permit had been received.

The seven-member planning commission unanimously approved the minor changes for the construction taking place next to Silver Creek Lodge.

“The requested changes are to the original development approval. They’ve had to make a few small changes to the site plan because of utility coordination for shallow utilities during the construction period,” said Town senior development planner Harry Shnider. “There have been some building code issues that have resulted in building jogs for the west building.”

Among the changes are for site servicing, reconfiguring parking and a bike rack being relocated were among the variances approved by the commission.

Shnider said the reconfiguring of parking is to assist with barrier-free parking spots, while a retaining wall is being reorientated as well as a location change to a bike rack and some changes to window locations.

He added the developer had issues getting supplies such as Rundle stone, which was originally approved in the development permit, and the ask was to replace it with Allan Block.

The site will have 46 parking spots as well as 16 long-term and eight short-term bike spots, according to the staff report.

Shnider said some of the construction is anticipated to be completed by the spring.

The staff report noted it aligned with the Bow Valley Trail area redevelopment plan as well as the land use bylaw and the Town’s Municipal Development Plan.
