The owners of three parcels of land in Peaks of Grassi are seeking public input on development of the sites before any applications to the municipality are made.

The open house will take place on Saturday (Sept. 6) and urban planner Jessica Karpat with QuantumPlace said before any applications for land use are made, the owners want to hear from the community first.

“We are really at the very initial stages,” Karpat said. “We are really trying to be transparent and open with the community in Peaks of Grassi and the neighbours. “Even before we submit an application we are going out to the public with what we think the application could be and we are seeking input on that.”

Peaks of Grassi residents Lawrence Hill, Dan Madlung and Pierre Doyon own the three parcels, which are currently zoned urban reserve.

Karpat said the type of development being considered is the same as is currently in the subdivision – street-oriented semi detached and single family homes.

“It is an infill development and pretty typical of something that can occur anywhere else in Canmore,” she said. “What we really want to talk to people about is that this has been urban reserve and intended for future urban development.”

The location of the parcels is not directly adjacent to a wildlife corridor or habitat patch, meaning the municipality doesn’t require an environmental impact assessment on the proposed development.

“We want to follow the rules, we want to be very mindful of everyone’s concerns and we have intent to have transparent and open conversations and we want to talk to people,” Karpat said. “This is innovative for Canmore – we are going above and beyond what we are required to do and I hope Canmore responds positively.”
